Barratt David Wilson Homes Anglia have held consultations with the local community on its full planning application comprising 406 much needed new homes on Land south of Colney Lane, Cringleford (Phase 2).

The site is allocated within the Cringleford Neighbourhood Development Plan and has recently received an allocation in the adopted Greater Norwich Local Plan, meaning that the site is deemed to be suitable for development.

This proposal marks Phase 2 of the wider development at Newfound Farm, with the construction of Phase 1 already underway.

The development has been designed to deliver much-needed high-quality sustainable housing in Cringleford, and we wish to work alongside the local community ahead of submitting a planning application to South Norfolk District Council later this year.

Background / Phase 1

The principle of development on Phase 1 was established when it received outline planning permission for 650 new homes in 2016. A Design Code for the site was later agreed upon in in 2017 and the reserved matters planning application was approved by South Norfolk District Council in January 2019. Construction on the site is currently underway.

The Proposals / Phase 2

Barratt David Wilson Homes Anglia is now proposing to deliver Phase 2 of the wider development at Newfound Farm, Cringleford. The scheme comprises approximately 410 new homes and associated infrastructure.

Site location

The site lies to the west of Cringleford and is directly adjacent to Phase 1 of Cringleford Heights. Existing vegetation marks the southern site boundary, beyond which lies an area of farmland bounded by the routes of and intersection between the A11 and A47/Norwich Southern Bypass. The site is separated from the A47 to the west by an area of arable farmland.

Details of proposal

The plans for the Phase 2 are still very much in the early stages. Over the next few months Barratt Homes will be undertaking a consultation with the local community which will help to shape the proposals as they come forward.

What is the definition of affordable housing?

Affordable housing is an umbrella term that covers different types of homes. It includes homes built for rent, with the rate set at least 20% below local market rates. It also includes starter homes, discounted market homes, and shared ownership homes.

How will the site’s impact on local services be addressed?

Last year, Barratt Eastern contributed £860m to local communities for affordable homes, transport infrastructure, community facilities, and environmental improvements.

If planning permission is granted for the development, Barratt Eastern will be required to make a Section 106 contribution to South Norfolk District Council. This will be a financial contribution that addresses the impact of the scheme on education and healthcare facilities, as well as local highways. The Council will then allocate this funding to mitigate the impact of the development.
